Buying a home is a big investment – likely the largest one you will ever make. The cost to buy a home should be carefully considered to avoid the risk of financial difficulty in the future.

Since this decision has a large impact on your wallet, we want to take some time to explore the many costs associated with buying a home. Doing your homework and knowing the average cost of these services in your neighbourhood will help you choose a home within a realistic price range.

Deposit: Depending on your location and the price of a home, you may need to put a deposit on a home as a security measure to ensure you don’t lose it to another interested buyer. If you are required to pay a deposit, it will become part of your down payment once you have purchased the home.

Down Payment: In Canada, the minimum amount you need to put down on a home is 5%. While this is realistic for most first time home buyers, having a down payment of 20% or more will help buyers avoid paying Mortgage Loan Insurance.

Land Transfer Tax: When you buy a home, you are required to pay a land transfer tax to the province upon closing. This tax is normally based on the amount paid for the land, as well as the remaining amount on any mortgage or debt assumed as part of the arrangement to buy the land. Cost will vary depending on your municipality, the size of the land and other factors.  

Appraisal Fee: An appraisal will normally cost between $200 and $300 but can vary depending on your location. This will help prevent you from borrowing more than you need to, and will prevent lenders from giving you too much.

Home Inspection: A home inspection is a necessary step in your home buying process and will normally cost an average of $350 depending on the size, age, and condition of the home. This helps ensure there are no unexpected maintenance or home improvement costs upon purchasing the home.

Property Insurance: While property insurance is likely already something you have factored into your budget, it’s important to do your research and find a reasonable quote that will ensure you are covered should anything unexpected happen.

Mortgage Insurance: There is mortgage life insurance, which is designed to protect the repayment of a mortgage if anything were to happen to you. There is also mortgage loan insurance if your down payment is less than 20% of the total house cost. Premiums for this type of insurance range from 0.5% to 3% and increase if you are self employed.

Lawyer Fees: The fee you will be charged by your lawyer will vary depending on the person representing you and must be paid upon closing. Ask your real estate agent for advice as they likely have a preferred trusted lawyer they can refer you to.

Title Insurance: Title insurance is a one-time-fee that provides protection from losses related to the properties title or ownership. Learn more about what it is in this blog post.

Property Taxes: The cost for property taxes is expressed as a dollar rate for every $1,000 estimated to be the market value of your property.

Maintenance and Energy Costs: Potentially your largest ongoing homeowner expense, these costs include lawn care/ yard work, professional services, additions/upgrades and the cost of keeping the house running year-round. Moving Expenses: It’s easy to forget about the small things when moving, but it’s important to remember they can add up quickly! Consider the cost for phone, electricity, and other utility installations and don’t forget about movers, a moving truck and feeding your friends who are helping out!

Every seller wants to get the best deal for their house — especially when you consider that profit can be earned tax-free. So why not just price your house to the moon? After all, you can just bring it down later, right?

Well, there are a few problems with that. If you price high and then slowly start bringing it down…and down…and down…buyers are going to notice. It makes that home start to seem like it’s in a bargain bin. You want your home to appear like a deal, not cheapened goods. When it sits on the market for an extended time because of overpricing, buyers are going to wonder why. Would you feel urgency as a buyer if you read that a property was listed 180 days ago? Probably not.

It’s important to set a realistic price!

Consider these tips:

  • Do your due diligence. What have houses like yours sold for when the deal was made in a reasonable time? And what were the original prices of those homes?
  • Have an honest discussion with your real estate agent. He or she knows the area, and wants to sell your home as quickly as possible for the most competitive price. What does he or she think is reasonable?
  • Be an assertive seller, but don’t overplay your hand. Remember, the little extra money you hold out for may not be worth the six months or year of mortgage payments you’re stuck paying in the meantime!

If home buying is on your to-do list in 2018, there are some tasks to tackle before you hit the streets. Admittedly, many of these New Year’s Resolutions relate to finances, and rightly so. A home is likely the biggest investment you’ll make in your lifetime, so here are five New Year’s Resolutions that you’ll definitely want to keep this year.

START SAVING FOR YOUR DOWN PAYMENT

This is the biggest, and most difficult and most time-consuming part of the home buying process. To avoid taking out a high-ratio mortgage, you’ll need at least 20 percent as of a down payment. It’s important to start thinking about how you will come up with the money – whether it’s using your RRSPs through the first-time Home Byers’ Plan, savings, or financial help from the Bank of mom and dad.

CHECK YOUR CREDIT RATING

This one’s important, because your potential mortgage lender will be doing the same. A credit score is a number between 300 and 900 that rates your credit-worthiness. According to credit-rating company Equifax, as score of 690 or higher is considered “good”. Lenders will use this score in tandem with other factors, such as your debt-to-income ratio, to determine mortgage eligibility. 

CREDIT CLEAN-UP

Remember that phone will you forgot to pay a couple of years ago? It can come back to haunt you. Even a one-day-late payment is still considered “late” and can negatively affect your credit rating – and your potential to qualify for a favourable mortgage. If you’re not happy with your credit score, take some time to bring it up to par before you start the pre-qualification process.

GET PRE-APPROVED FOR A MORTGAGE

You’ll want to take advantage of this low interest-rate environment, while you still can. Interest rates will rise sooner of later so getting pre-approved for a mortgage will lock in your rate for 90 days. A mortgage pre-approval is not an obligation to purchase in this time frame, nor are you committed to that particular lender. It’s just a written confirmation of your lending amount and the promised rate, allowing you to shop with confidence with a budge you know you can afford.

Online is a good place to stat our search, but nothing beats first-hand experience. With a budget in mind, bundle up and hit the streets to explore different neighbourhoods and the amenities you’ll have access to. Think about your day-to-day needs and anticipate how they might change over time.

Leaving your home during the holidays? Follow these tips to keep it safe and save a few bucks on bills while you’re gone.

1. Put lights on a timer
It makes it appear that someone is home. If you can, switch your exterior lights to the “motion-activated” setting. (If available, ask one of your trusted neighbours to keep an eye on your home too!)

2. Check batteries
Make sure the batteries are fresh in your smoke alarms and that they function.

3. Remove valuables
Hiding your jewellery is always an option, but when you’re gone for several days, thieves have more time to hunt through the house. If you can, place jewellery and important documents in a safety deposit box or home safe.

4. Grab your spare key
Bring inside any keys that are hidden outside. You can give one to a neighbour along with your contact information where you’ll be, just in case there’s an emergency.

5. Unplug
Your electronics will still suck energy while you’re gone. Unplug the biggies, like your TV and computer.

6. Don’t advertise your trip online
At least until you return, when it’s safe to make your Facebook friends jealous with photos from your holiday beach vacation. Don’t post the dates when you’re leaving your house vacant.

7. Switch your water heater to ‘vacation’ mode
It won’t turn off completely, but it will still save energy.

8. Lower your thermostat
Keep it warm enough to prevent the pipes – and the goldfish – from freezing. Your energy company can recommend a temperature that’s appropriate for your climate.

9. Deodorize the sink
To avoid returning to a kitchen disposal that belches up the stench of your pre-vacation dinner, run it with a half-cup of vinegar, or lemon peels and ice cubes, before you leave. To keep things smelling fresh, it’s also a good idea to throw out any food that will go bad while you’re gone and make sure to take out any trash.

10.  Bleach the bowl
Dump half a cup of chlorine bleach into your toilet bowl to prevent mineral stains from developing.

Ever wonder why we decorate our doors with holiday wreaths? It’s circular shape represents eternity, for it has no beginning and no end. From a christian religious perspective, it represents an unending circle of life. The evergreen, most frequently used in making wreathes, symbolizes growth and everlasting life.

Making a wreath is easy! Start by finding boughs. You can grab them at your local gardening shop, or scavenge for them in the woods among the evergreens. If you’re going more traditional cut down a tree for your home and use the extra branches on the tree to make wreaths or garland decorations for your home!  

What you will need to make a DIY (Do It Yourself) wreath:

  • wire cutters
  • branch cutters
  • green wire
  • 2-4 boughs
  • glue gun
  • glue for glue gun
  • various decorations of your choice
    (we used pine cones, and gold baby’s breath)

How-to instructions:

  1. Start piecing together different branches. Test out different boughs, some are more bendy then others. This takes the longest time of getting a circular shape that is just right for your wreath!
  2. Once you have decided on which branches look best together start using pieces of wire to tightly wrap the boughs together .
  3. If there are any unwanted branches sneaking out try tucking them into other branches. If that doesn’t work either trim the branch or use some wire to hide it.
  4. Once you are satisfied with the base of your wreath you are ready to start adding decorations! You could even make a DIY newspaper bow.
  5. Using a glue gun stick all of the decorations you like onto the wreath.

When it comes to prepping your home for winter while keeping costs down, prevention is the best medicine (and maintenance). Here are some items you should replace in your home now, to ensure you’re on track for a season of drama-free homeownership.

FIBER IN THE ATTIC

If there isn’t enough insulation in your attic, naturally rising hot air will leak, increasing energy usage – and costs! For optimal energy savings, check to ensure you have at least 15 centimetres of insulation; if not, install more now before temperatures plummet.
Immediate Cost: A bag of fiberglass insulation costs around $50. Also consider calling in a pro for a free estimate.
Future Loss: An uninsulated attic can account for 25 per cent of heat loss, which adds up over a long winter.

A programmable thermostat lets you schedule the temperature of your home depending on time of day – even when you’re not there. Drop it a few degrees while you’re asleep or at work, and turn it up during weekend Netflix marathons, all without doing a thing.
Immediate Cost: Thermostats run from about $100 to $350.
Future Loss: There’s no need to throw away money every month on heat you’re not using. Invest in a smart thermostat now and save 10 to 15% on heating bills.

SEAL TEAM!

Unsealed windows and doors are among the biggest culprits of heat loss in a home; accounting for 25 per cent. So, grab that caulking gun and get going on weather-stripping doorways and filling cracks with waterproof silicone.
Immediate cost: A very cheap fix, with materials cost about $25.
Future Loss: Seal and save up to 3% on your annual energy bill.

BREAK THE MOULD

When it comes to preventing mould, mildew and major leakage in the home, moisture is enemy number one. Check that all pipes and hoses under sinks and at the back of the water-wilding appliances are dry. Prevent small leaks now is the best way to protect against cataclysmic water damage later.
Immediate Cost: Free if handled-in-house, although you may need to call a plumber if there’s an interior downpour.
Future Loss: Replacing a section of drywall now ($200) is a much better scenario than replacing a wall ($4,000) a year from now.

It takes gutters

Cracked or backed-up gutters can send overflowing water running down walls, rot wooden shingles or head straight into the foundation. Walk the perimeter for your home and confirm all troughs are in good shape and where they should be. If a section isn’t up to snuff, replace it now or pay later.
Immediate Cost: Free if you opt for a DIY job, but be sure you’re steady on a ladder. If not, call your local gutter experts for a free quote before the rain starts to pour.
Future Loss: Fixing water damage to the roof, walls and foundation could cost thousands down the road – an unpleasant surprise come time for inspection.

Today’s couches are so much more than the three-seater pieces of days past. Sectionals are useful and stylish, and their shape provides a built-in conversation area. Chaises — perfect for lounging — eliminate the need for an ottoman or footstool. Sometimes, though, it can feel challenging to find the best layout for your room. This guide provides solutions for arranging uniquely-shaped sofas comfortably in any space.

Determine the Purpose of the Room

Before you begin experimenting with different furniture layouts, it’s important to consider how you will use the room. Will it feature a television and a media console, or will it be a conversational space with few electronics? Perhaps you are decorating the spare bedroom that will double as a reading room, and you hope to find the best arrangement for a sleeper sofa and floor-to-ceiling bookshelves.

Even if you plan to use the space in multiple ways, decide what the primary purpose of the room will be and design your furniture arrangement to best meet these needs. In large spaces and open layouts, don’t be afraid to divide the room into two (or more!) distinct seating areas.

Look at Traffic Flow and Focal Points

Next, think about how you move about the space and the overall flow of the room. Here are some rules of thumb:

  • It’s a good idea to maintain enough space around doorways and entrances. To keep the space feeling open and comfortable, allow for about three feet of walking space along traffic paths. This will help prevent you and your guests from bumping into furniture or walls.
  • Think about where you first want your eye to land as you look around the room. Traditionally, fireplaces or televisions serve as focal points, but sometimes a large window or even a piece of statement wall art can serve that purpose.

Many rooms have multiple focal points, such as a fireplace and a large window, and lend themselves to multiple options. Switch it up to keep things interesting. If you have the space, consider rearranging the room to face the fireplace during winter and your gorgeous view during the summer.

Save Your Back — Use the Computer

Look online for digital room-arrangement programs that allow you to enter the dimensions of your room and existing furniture to help visualize different layouts. Some retailers even offer an interactive app that shows how their products will look in your space.

Prefer pen and paper? Take measurements of your room and all the furniture. Using graph paper, equate one square on the page with one square foot and draw the shape of your room. Then, draw the basic shape of each piece of furniture, again using the one square foot rule. This allows you to rearrange furniture to your heart’s content, without risking scuffed floors, carpet snags or a tired back.

Think Big

Now that you’re ready to arrange your room, you’ll want to start with the biggest piece of furniture: the sofa. Consider these tips:

  • Start by facing your couch towards the focal point of the room, paying attention to the traffic paths and keeping entrances as open as possible. For a sectional sofa, experiment with middle-of-the-room versus against-the-wall placements.
  • Allow at least 6 to 9 inches between the sofa and the wall, as this gives a sense of spaciousness.
  • If the room has a television, think about how you can position the sectional to enjoy the best viewing angle for the screen. (If you don’t have room for a large media center, consider a shallow, space-saving console table to corral electronics, then mount the TV on the wall.)
  • Looking for a spot for a chaise lounge? Try to place it in such a way as to avoid having to walk around it to sit down. The same rule applies for sofas or chairs with extendable recliners.

Consider Your Vibe

You’ve thought about the room’s focal point and traffic flow, but what about how the space makes you feel? Different seating arrangements can affect the ambiance of the room. For example, using symmetrical seating arrangements create a sense of order, while using offset pieces creates energy and visual interest.

In layouts with sectional sofas, balance the weight of the sectional with one or two chairs to provide visual balance and a conversational feel. Chairs on casters allow you to rearrange the room at a moment’s notice, and in small spaces, choose poufs, stools or even folding chairs that you can easily tuck away when they’re not needed.

Add the Finishing Touches

Once you’ve found a seating arrangement that you love, add in the rest of your furniture, such as side tables, coffee tables, and floor and table lamps. Because they have no corners, round side tables allow guests to easily navigate around them, and nesting tables are great space-saving options.

Last, add the finishing touches to round out your room. Throw pillows and blankets provide coziness and layered textures, and an area rug will ground the space and tie the room together.

1. A perfect pair

Black and white construction paper or paint can turn a couple of boxes into a pair of die, ideal for couples or siblings heading out for Halloween.

2. Get corny

Decorate a box as an old-school, red-and-white striped popcorn container and attach crumpled yellow tissue paper as the popcorn. Don’t forget to make a corny crown.

3. Hit the block(s)

Dressing as a family of Legos is easy using rectangular moving boxes, paint and paper cups for the knobs that stick out. Top it off with a small, matching box on your head.

You’re done buying your new home and, at last, the moving truck’s been unloaded. Now it’s time to unpack and make the new place your own – a labour-intensive process that will go a lot easier when you follow these five quick tips.

1. Divvy Up the Work

Give everyone in the family a list of jobs to do, with the big items – like furniture placement – to be done first. Focus on making the living room comfortable so the entire family can take a much-needed break at the end of the day. Crossing tasks off the list together will make everyone feel accomplished and more at home.

2. Ensure Safety First

Being in a new home can feel strange for a while. Taking time early on to address any safety concerns can help. Check all entrances and windows to ensure that they lock properly. Make sure you have enough keys for all the family members. Do the locks need changing? Schedule a locksmith and someone to help with any coded entries, such as a garage-door opener or security systems. Also, know where the circuit breaker is and how to operate it.

3. Do the Paperwork

It’s tempting, but do not put off the paperwork. Transfer all utilities, complete a change of address form for the post office, and update your address with your credit card companies, bank and insurance providers. Remember to make the time to change the address on your driver’s license, too. It’s not necessary to complete all these projects in one sitting, but the sooner they’re done, the better you will feel.

4. Make It Personal

Think about painting some walls and rooms with colours that are uniquely you. Or put up a treasured photograph or decorative item, and encourage your family members to do the same. This simple act will make you feel at home and can make the rest of the unpacking a much more pleasant experience.

5. Don’t Forget To Breathe

Remember, everything doesn’t have to be done at once. Schedule time out for a family dinner, movie or neighborhood outing. Or just relax, step outside to meet the neighbors and take time to enjoy your new surroundings.
